Why a quiet market across our patch is the best news buyers have had in years

The weekly numbers just landed and, on paper, they look a bit grim. A 34% auction clearance rate across Queensland, and only a handful of sales through the CBD, New Farm and Newstead. The headlines will call it a downturn and tell everyone to sit on their hands. We'd like to gently suggest the opposite.

First, that scary 34%. Take a breath, because it means far less than it looks. Brisbane barely does auctions. That figure comes off a tiny sample of 184 auction results, while 695 homes sold by private treaty in the very same week. In a private-treaty city like ours, auction clearance is one of the least useful numbers going. It's the sort of stat that spooks people who don't know to look past it. Now you do.

Here's what we actually see, because we've watched this exact movie before. At the start of COVID, everyone was certain property was about to fall off a cliff. The people who bought inner-Brisbane apartments through that panic did extraordinarily well. Every rate rise since, same script: same headlines, same fear, same handful of people selling in a hurry. Then the market steadies, as it always does, and everyone wishes they'd bought while it was quiet.

Because a soft patch is a buyer's best friend!!!! Fewer buyers in the room. Less competition at inspections. Sellers who've come back down to earth on price. Time to actually think, and room to actually negotiate. That frenzy of the last few years, where you're up against ten others and waiving every condition just to get a look in? Gone, for now. This is the environment where you buy well instead of buying in a panic.

Across the CBD, New Farm, Newstead and Teneriffe, this is still some of the most tightly held, supply-starved apartment stock in the country. A quiet moment in a genuinely scarce market is the definition of a window, because the scarcity doesn't go anywhere. The competition just temporarily steps out of the room. When it wanders back in, and it always does, the door closes again.

We'll be honest, because we always are: nobody rings a bell at the bottom, and this isn't a promise of a quick flip. But history is remarkably kind to people who buy good apartments, in good buildings, in the best pockets of the inner city, when everyone else is too nervous to move. Buy the quality, not the fear.
